You worked hard to reach the educational goals for your profession, and now you want to buy a home. Education cost for the Medical and Dentistry profession can come with a heavy price-tag, in the form of student loans. This may create issues with most lenders when it comes to qualifying for your new home.

How Student Loan Debt affects your Mortgage Qualification

You may think you can handle paying your monthly student loan along with a mortgage payment, but most mortgage lenders would have to disagree.
Today's regulatory environment requires lenders to work within their program guidelines. And it's those program guidelines which stipulate a borrower's minimum qualifications to obtain a home loan. A few examples of what guidelines require, could be: a borrower's minimum credit score, their minimum down payment amount, the type of house (Single Family or Condo), and many others. But one guideline that tends to shut-out many students who carry large amounts of student loan debts are the lender's qualifying ratios.

If you are a Medical Doctor or Dentist in a medical residency program and/or in a medical clinical fellowship, we may be able to help.

How the Program Works
We may be able to exclude your student loan debt, if the student loan lienholder provides us with documentation that the debt is currently in a "deferred" status until the borrower is placed within his/her field and is able to then receive full compensation. Borrowers must also be able to meet the following program criteria:
Program can only be used on New Home Purchases or on a No-Cash-Out Home Refinance
Loan must be a Fixed-Rate Mortgage Product or can be a 7/1 ARM Product
Borrower must have a minimum 720 FICO
Home must be occupied as the borrower's primary residence
Home must be a Single-Family Residence (Attached or Detached), PUD, Modular Home or Condo
Low-Rise & High-Rise Condos are also eligible (provided they meet FHMLC Eligibility)
